Job Location: Boise, ID with travel to Boise, Meridian, Nampa, and Caldwell

 Job Summary

The construction manager must possess excellent interpersonal skills and a thorough, demonstrated knowledge of affordable residential construction including knowledge of building materials, an understanding of subcontractor work and requirements, job safety requirements, and construction management and organizational skills. In addition, the construction manager must have the ability to work with volunteers, which includes safety training and construction education.  A positive attitude, capable leadership, and adaptability to changing priorities are necessary for success in this position.  The construction manager must be committed to Habitat’s mission of building simple, decent affordable housing in partnership with all families.

Compensation:

Full Time, Exempt
Salary Range: $60,000-$70,000

IRA contributions at 2% of salary
PTO and paid holidays

Hours: Schedule is flexible, but most Saturdays are required during active home construction for volunteer build days. Substantial flexibility is available during slower seasons when construction is not active.

Key Areas of Responsibility:

Site Development

  • Works with CEO and land acquisition committee on selection of lots
  • Sets annual budget and timeline for construction.
  • Obtains appropriate permits and surveys for site.
  • Oversees appropriate actions to determine suitability for building
  • Maintains and cultivates relationships with subcontractors and community partners

Materials Procurement

  • Oversees development of house plans with architect and/or draftsman.
  • Solicits and accepts bids for materials. Coordinates material takeoffs from plans.
  • Organizes timely ordering and delivery of materials and supplies.
  • Reviews and codes bills with bookkeeper on a monthly basis.
  • Solicits and documents in-kind donations of materials, tools and services.

Subcontractors, Permits and Inspections

  • Schedules and monitors subcontractor and inspector activities to ensure timely and accurate project completion.
  • Ensure that houses are built to code and pass inspection.

Building to Energy-Efficient Green Standards

  • Oversees all areas of construction to ensure that all homes are built to Energy Star standards.
  • Manages construction in partnership with ReStore and in such a way as to eliminate excess waste, utilizing reclaimed and recycled materials whenever possible.

Site supervision

  • Trains and supervises all short-term on-site construction Vista/Americorp members.
  • Organizes work plan for volunteer crews.
  • Coordinate volunteer needs with admin support.
  • Identify, recruit and train volunteer site supervisors.
  • Ensure that proper materials and tools are available on-site.
  • Review the Affiliate Safety plan annually and ensure that all policies and procedures are implemented to maintain a safe volunteer environment.

Partner Family Relations

  • Serves as the primary contact for the partner-family in all construction related matters.
  • Oversees homeowner selection of finishes from pre-selected options.
  • Approve all partner-family sweat-equity hours.
  • Oversee completion of “punch-list” items at the completion of the home.

Miscellaneous Duties

  • Provides construction reports on a regular basis to the CEO
  • Serves as the General Contractor for all builds
  • Approves and works with admin support to schedule all outside construction volunteers
  • Assist with Repairs Program during slower build seasons as needed

Skills and Qualifications:

Sufficient knowledge of residential construction.

Knowledge of Procore Construction Software

Ability to apply construction knowledge to scheduling, coordinating and participating in general construction work activities.

Ability to lead, manage, supervise and motivate individuals and teams of volunteers.

Ability to communicate with staff about project plans and timelines

Effective interpersonal communication skills, deal well with a variety of people, personalities, age and backgrounds.

Ability to plan, schedule, prioritize, coordinate, delegate and manage multiple work activities.

Ability to read and interpret standard residential construction blueprints and specifications.

Comfort working with interpreters

OSHA 30

First Aid/CPR certified or willing to obtain

Basic mathematical aptitude to calculate building measurements, quantities, etc..

Flexibility regarding work assignments and work hours.

Experience with modular construction is a bonus
